Home Additions in Northeast Ohio

From carefully scaled family rooms to primary suites and flex spaces, we design and build additions that respect your home, your lot, and your neighborhood.

A good home addition doesn’t look or feel like an afterthought. It should improve how you live every day—more space to gather, sleep, work, or enter the home—while tying into your existing structure and architecture.

Moffie Build Group designs and builds home additions across Northeast Ohio, from estate properties in Gates Mills, Pepper Pike, and Moreland Hills to established suburban neighborhoods in Brecksville, North Royalton, and Strongsville, to lake-adjacent lots in Avon Lake, Bay Village, Rocky River, and Westlake, and city properties in Cleveland and Bedford.

We plan each addition around three realities: the house you have, the lot you’re on, and how you actually live in the space.

Types of Home Additions We Build

Every home and lot is different, but most of our projects fall into a few clear categories.

  • Family Room and Everyday Living Additions
Right-sized spaces off the back or side of the home that create a comfortable everyday living area without overwhelming the yard or the original house.
  • Primary Bedroom and Suite Additions
New primary bedrooms with proper closets and bathrooms—either on the main level or upper floor, depending on structure and lot constraints.
  • Bedroom and Flex Room Additions
Flexible spaces that can work as kids’ bedrooms, guest rooms, home offices, or hobby rooms, with storage and natural light planned from the start.
  • Mudroom, Entry, and Utility Additions
Smaller additions at key entrances to manage coats, shoes, bags, and laundry more effectively, especially in homes that currently lack a true drop zone.
  • Over-Existing and Second-Story Additions (Where Feasible)
Additions built over existing single-story spaces, garages, or wings when structure, setbacks, and zoning make it a smart move.

In all cases, we consider how the addition affects your foundation, structure, rooflines, interior circulation, and the way your home sits on its lot.

Our Home Addition Process

Home additions touch nearly every part of the house. Our process is built to keep that complexity organized and predictable.

  1. Site Visit and Goals Discussion
We walk your home and lot, listen to what isn’t working, and talk through what kind of space would actually improve your daily life.
  2. Feasibility, Concepts, and Budget Range
We review your survey (if available), lot shape, grade, setbacks, and existing structure. Then we outline conceptual options and realistic budget ranges so you can decide what path makes sense.
  3. Design Development and Engineering
We refine floor plans and exterior elevations, coordinate structural engineering when required, and work through window placement, rooflines, and connection points to the existing house.
  4. Permits, Approvals, and Scheduling
We manage permits with your city—whether you’re in Gates Mills, Pepper Pike, Brecksville, Westlake, Cleveland, or any of our other service areas—and work with HOAs or architectural review boards when needed. We then establish a schedule and communication plan.
  5. Construction and On-Site Management
We handle excavation, foundations, framing, roofing, windows, mechanicals, insulation, drywall, and finishes, with attention to weather protection, jobsite cleanliness, and safe access.
  6. Integration and Final Details
We ensure transitions between old and new are resolved—floor levels, trim, paint, and mechanical tie-ins—and walk the completed addition with you to finalize any remaining details.

Home Additions FAQs

Do you build home additions outside North Royalton and Brecksville?

Yes. We design and build home additions across Northeast Ohio, including Chagrin Falls, Gates Mills, Moreland Hills, Pepper Pike, Solon, Avon Lake, Bay Village, Rocky River, Westlake, Bedford, Brecksville, North Royalton, Strongsville, and Cleveland.

Can you remodeI a home addition realistic on a small or narrow lot?del bathrooms in very old or previously “DIY” remodeled homes?

Often, yes—but sometimes reworking the existing footprint is the better choice. We evaluate your lot, setbacks, and structure, then talk honestly about what is and isn’t realistic.

Can you build over an existing garage, porch, or one-story wing?

Sometimes. It depends on the existing foundation and framing. We assess what’s there and, when necessary, bring in an engineer before recommending an over-build.

Do we need to move out during the addition project?

Most homeowners stay in the home during construction. We plan phases and access routes and communicate clearly so you know what to expect as work progresses.

How long does a typical home addition project take?

From design through completion, many additions span 5–9+ months, depending on complexity. Active on-site construction is often 3–7 months, influenced by size, structure, and season.
